What’s Coming to Lathrop, CA: Housing, Retail and Community Expansions

As one of the fastest-growing cities in Northern California, Stanford Crossing’s home of Lathrop is leading the way in residential and commercial development. From new housing to retail and community spaces, here’s what city planners have announced to keep the momentum thriving.

Overall Lathrop City Plan

Lathrop city planners are currently taking a 2-phased approach, releasing 1,521 acres located south of the northern city limit line, west of Interstate-5, north of the Mossdale Village area and east of the San Joaquin River. Dos Reis serves as the dividing line between the two phases, with 797 acres in Phase 1 designated for residential, commercial and public use, like schools, community centers and parks, as well as 724 acres in Phase 2 primarily designated for limited industrial use.

Parks & Outdoor Spaces

These parks and community areas are most recently developed.

  • Stanford Crossing: This master-planned community has 35 acres of planned space for community parks including:
    • Leland and Jane Stanford Park (4.13 acres): Named for Stanford University’s founders, this park has playgrounds, covered tables and concert/sporting event areas. It’s also adjacent to the Lathrop Generations Center noted below.
    • Rotary Park (acres not disclosed): This imaginative park has a pirate-themed playground, basketball courts and picnic spaces.
    • River Park North (5 acres): Geared towards athletic pursuits, this park has a ropes course, playground, workout stations, picnic tables and grassy areas.
    • Lion’s Park (4.6 acres): One of the more traditional parks, this spot includes a farm-themed playground, swings, grassy recreational areas, paved soccer court and covered picnic tables.
  • Mossdale Landing Community Park: This 4.15-acre park is located between Inland Passage Way and Golden Spike Trail, including covered picnic areas with BBQs, walking paths, a playground, open grass areas and basketball courts.
  • Lathrop Generations Center: This center is located within the Stanford Crossing community and includes parks, athletic facilities like the skate park and parkour course and a community library. It is located at 450 Spartan Way, next to Leland and Jane Stanford Park.
  • Lathrop Community Center: Located at 15557 5th St. in Lathrop, this center offers camps and programs for all ages, including art, cooking and athletics. It also has a playground and BBQ area. This is a 6 minute drive from the above Generations Center, by Manuel Valverde Park.

New Retail & Commercial Development

With an eye on convenience, the city has designated commercial and retail areas near large neighborhoods like Stanford Crossing.

  • Sam’s Club Shopping Center in Stanford Crossing: This is the first Sam’s Club in San Joaquin County, is set to open within the Stanford Crossing area across Golden Valley Parkway from the residential communities. The next closest Sam’s Club is 50+ miles away in Sacramento. Other retailers announced for or located within this shopping center include:
    • Blue Rain Car Wash: Offers an express car wash with towel service.
    • AutoZone: Provides auto parts, tools, and accessories for car maintenance and repair.
    • Chevron: Gas station supplying snacks and convenience items.
    • Wendy’s: American fast food restaurant chain offering drive-thru and delivery of burgers, chicken sandwiches, salads and more.
    • Ono Hawaiian BBQ: This restaurant serving hearty plates like BBQ meats, rice and other island-style fare.
    • Home2 by Hilton Hotel: Pet-friendly, extended-stay hotel offering spacious suites and convenient amenities.
    • An assisted living facility is anticipated.
  • Lathrop Marketplace: This shopping center is south of I-5 on Louise Ave. There’s already a Target, In-N-Out, Sprouts, Starbucks, Chipotle and a Chick-fil-A. Planned additions include:
    • Sutter Health Urgent Care: Provides same-day medical care for non-emergency illnesses and injuries.
    • Sourdough & Co.: Serves fresh sandwiches, soups, and salads featuring signature sourdough bread.
    • Cold Stone: Offers customizable ice cream creations mixed with toppings on a frozen granite slab.
    • Kung Fu Tea: Specializes in bubble tea, milk tea, and other refreshing specialty drinks.
    • Curry Pizza: Combines traditional pizza with bold curry flavors and unique toppings.
    • 88 Bao Bao Dumplings & Ramen: Features handmade dumplings, ramen bowls, and authentic Asian comfort food.

Schools & Community Services

There are two school districts that serve Lathrop’s growing population.

  • Manteca Unified School District (MUSD): Part of a larger district, MUSD covers Manteca, Stockton and French Camp, including Stanford Crossing and the surrounding areas.
    • The elementary schools cover K-8 and include Lathrop Elementary, Joseph Widmer Elementary and Mossdale Elementary.
    • Lathrop High School covers 9-12 and is within walking distance of Stanford Crossing.
  • Banta Unified School District (BUSD): This smaller district serves the River Islands community in Lathrop.
    • They have two charter elementary schools that serve K-8, including River Islands Technology Academy and STEAM Academy. Students advance to Lathrop High School for 9-12 grades.
